When you connect a bank account, Mabenn uses read-only access only to confirm rent and bill payments. It never moves money, and your transactions are never shared with other users or third parties.

Why we built Mabenn.

Lucas has rented across Brazil his whole life. He's lived in places where he never once spoke to the owner — every request for a repair went through two layers of people before anything happened, if it happened at all. And every move started with the same scramble: finding a guarantor who owned at least two properties, just to be allowed to sign.

Brandon rents an apartment in Florianópolis from a landlord who manages a few places himself. Every month it's the same — a spreadsheet of rent and utilities, bills over WhatsApp (when they aren't forgotten), payments confirmed by hand, and threads you can never find again. He's also owned and self-managed a rental of his own, so he knows the other side too: the stress of keeping rent, bills, and tenants straight with nothing built for the job.

We've been on both sides of the rental, and we both build software. We kept hitting the same friction year after year, so we built Mabenn to take it out of the relationship — for landlords and tenants alike. Turns out it's pretty useful.

Who is it for?

Small landlords in Brazil who rent directly and manage their own places — and the tenants they rent to. Agents handling a few owners' properties fit too.

Does it replace an imobiliária?

It gives you the structure to manage directly — rent, bills, contracts, and communication in one place. It doesn't show apartments, negotiate on your behalf, or act as your legal representative.

How does Mabenn confirm payments?

Through Open Finance, Brazil's read-only, consent-based bank-sharing system. A licensed provider makes the connection (Mabenn never sees your login) and reads only the transactions that confirm rent and bills. It never moves money, and you can disconnect anytime.

Can Mabenn move money from my account?

No. The bank connection is read-only — Mabenn confirms that payments happened, it never moves or holds money.

If I connect my bank, what can the other side see?

Your transactions are never shown to anyone. Mabenn matches a payment to a charge behind the scenes, then shows just the result — rent paid, the amount. Your balance and other transactions stay private.

What if my tenant doesn't join?

You're still covered — your own bank connection shows rent landing and bills you pay. It's clearer when both sides are in, so Mabenn invites your tenant and gives them their own reasons to join.

Is Mabenn free for tenants?

Yes — free forever, with or without your landlord on Mabenn. Tenants can sign up on their own to start building a payment record they keep.

Can I use it for more than one property — or one I co-own?

Yes — add as many as you have, each with its own contracts and billing. Co-owners each get their own login and the same full view.

Does it replace a lawyer?

No. Mabenn organizes your contracts, key dates, and the notices the Lei do Inquilinato requires — but complex disputes still call for a lawyer.

Is Mabenn LGPD-compliant?

Yes — built for LGPD from day one. Your records are stored in Brazil (São Paulo), with documented retention and audit trails. A few international providers — hosting, analytics, email — operate under data-processing agreements with the safeguards LGPD requires.
